  2. Repairs
    If you have been living in your home for too long, chances are that it will need a few minor repairs. Minor flaws can play high on a buyers mind, making your negotiations for a good deal even tougher.
  3. Remove clutter. Clean.
    You need to understand that a prospective buyer will flick on light switches, flush the toilets, and turn on taps. Getting your plumbing fixtures to look shiny is a good idea. It is better to fix leaking faucets and sinks. Clean the bathrooms, de clutter your rooms to give the buyer an idea of what the real space behind all the furniture and fixtures looks like.

    Your realtor will offer you the best advice for the price you should quote for your home. You don’t want to sell it for nothing, but you don’t want it to be priced so high that you scare potential buyers away. A reasonable sale price will also ensure that your home gets sold in the least time possible.

    If you have decided to sell your home through internet listings, make sure you upload good quality pictures and correct information about your home. Creating a good first impression is just as important.
  6. Protect your privacy during home shows
    Keep the mail, bills or any personal documents away in drawers or cupboards. A prospective buyer may inadvertently open the drawer or shelves in the living areas. So it is a good idea to empty them out. You can protect your privacy further by removing family photographs from walls.
  7. Don’t hard sell
    Buying is a very emotional decision for most people. As a result, you should try to allow prospective buyers to comfortably examine your property. Don't try haggling or forcefully selling. Instead, be friendly and hospitable.

    Getting greedy would be a mistake. If a buyer agrees to your stated price, don’t turn the deal down and change your mind. You will not only lose the commission you will have to pay to the realtor, you will also ward off other potential buyers.

    Buyer feedback is essential. Without it, home sellers won't know what they are doing right and what could be improved upon. Because after all, it doesn't really matter what the seller thinks. It's the buyer's opinion that matters.
